Why should you get a home market analysis??

A home market analysis gives the home owner an idea of what the current market value of their
home is.  This information is helpful for many reasons.  Some home owners use this information in
determining the market value of their home if they are considering selling.  Others use the analysis
for property tax purposes to see if the assessed value of their property and it's improvements are
comparable to market value.  If you are considering making substantial improvements to your home,
it may be in your best interest to obtain a comparative market analysis to determine if the money
you intend to invest in your property can be returned should you decide to sell in the future.

What is the process for a Market Analysis??

The first step is to make your appointment!  Once I arrive at your home, I'll verify
information contained in your tax records and find out if you have any questions before we
proceed.  During the tour of your home, I'll take notes about the amenities and features.  The
entire process usually doesn't take more than 15-20 minutes.  I'll also take an exterior photo
of your home to place in the completed report.  Before I leave, we'll schedule a second
appointment for me to return and review the report with you.  It will also provide an
opportunity to ask and answer questions.  The second appointment is typically scheduled 2-3
days out from out initial meeting.
What Does My Market Analysis Contain??

When I return for our second appointment, I'll provide you with a personalized spiral
bound report.  Inside this report, you can expect to find detailed information about the
homes I used to compare with yours.  Some of the information I look for when
comparing homes includes style, square footage, age of the home, and location.  There are
several other factors that I take into account for also.  I also include a comprehensive
break-down of how the above mentioned items compare to your home and it how it
affects the value.  This information is obtained through my MLS membership with the
Elkhart County Board of Realtors.  I review homes that have either sold or expired in
the last year, along with homes currently active on the market.  You'll also find a
'snapshot' of the current market situation.
